Ferndale has about a 6-8 month supply of inventory.  Listing prices are considerably higher than the pending and sold prices.  Ferndale is just behind last years sales in terms of number of dwellings sold.

Thanks so much for you comments.

Pam,

Sales are down about 25% and prices are slowly decling, by about 5% currently.  Our market is still pretty stable.  With lending standards getting tighter, I believe it will only slow down more.  There are more and more short sales on the market every day, which is primarily the inventory that's selling.  So when you look at the numbers you don't really see what's going on, but I think there's more decline to come.
